What is Construction Documents?

Construction documents (CDs) are the detailed drawings and written specifications that form the legal basis for building construction. This comprehensive package provides all information necessary for contractors to accurately price, permit, and construct a project according to the architect's design intent.

The drawing set in construction documents includes architectural plans at various scales, building sections, exterior and interior elevations, enlarged details of complex conditions, and schedules listing doors, windows, finishes, and equipment. Each drawing is precisely dimensioned and annotated with references to specifications and other drawings.

Written specifications complement the drawings by describing material properties, installation methods, quality standards, and acceptable manufacturers. Organized according to the MasterFormat system, specifications cover everything from concrete and steel to paint and landscaping. Together with drawings, they define exactly what is to be built and how.

Construction documents must comply with building codes, zoning regulations, accessibility requirements, and other legal standards. They are submitted to building departments for permit review and become part of the construction contract between owner and contractor. Any changes during construction require formal revisions to these documents.
