What is Design Development?

Design development (DD) is the architectural phase that elaborates approved schematic designs into comprehensive, coordinated documents. During this phase, all aspects of the building are developed in detail, from structural systems and mechanical equipment to interior finishes and hardware selections.

The design development phase involves intensive coordination between the architect and engineering consultants. Structural engineers finalize member sizes and connection details. Mechanical engineers design ductwork routing and equipment locations. Electrical engineers develop lighting layouts and power distribution plans. The architect coordinates these systems to ensure they work together without conflicts.

Material selections are finalized during design development, with specific products identified for flooring, wall finishes, ceiling systems, and exterior cladding. These selections are documented in outline specifications that describe performance requirements and acceptable manufacturers. Samples and mockups may be prepared to verify material choices.

Design development drawings include detailed floor plans with furniture layouts, reflected ceiling plans showing lighting and mechanical elements, enlarged plans of complex areas like stairs and bathrooms, and interior elevations of significant spaces. These documents provide enough information for accurate construction cost estimates and form the basis for construction document production.
