What is Schematic Design?

Schematic design (SD) is the architectural phase that transforms approved conceptual ideas into more defined proposals. Building on the direction established during concept design, this phase develops the project with greater precision while still allowing for design refinement and client input.

During schematic design, architects produce scaled floor plans, building sections, and elevations that accurately represent spatial dimensions and relationships. The building's structural system is identified, mechanical and electrical requirements are outlined, and preliminary material selections are discussed. These drawings provide enough information for initial cost estimates and regulatory pre-consultations.

The schematic design phase often involves coordination with engineering consultants who provide input on structural feasibility, mechanical system requirements, and sustainable design strategies. This early collaboration helps identify potential conflicts and opportunities before designs become too developed to change efficiently.

Client presentations during schematic design typically include rendered perspectives and physical or digital models that help non-architects understand the proposed spaces. The goal is to achieve client approval of the overall design direction before investing in the detailed development of subsequent phases.
